The problem
A sterling reputation and a referral pipeline to match — but no way to grow on purpose. When a quarter went quiet there was nothing to do but wait for the phone.

The execution
Lists were built by development pipeline and property portfolio rather than by job title alone, so the messaging could reference something real about each recipient's next 12 months.
Volume was kept deliberately low and the copy long-form. In a market this small, one badly-judged mass email would have cost more than a quarter of silence.
The result
Within 90 days the firm was in two competitive bids it would never otherwise have heard about, and both were won.
It also finished the quarter with a seven-figure pipeline of early-stage project conversations — the first time growth had come from a repeatable channel rather than from reputation alone.
